My name is Delphine Mulligan and I've been a real estate broker in the Los Angeles South Bay since 2003, helping buyers, sellers, and real estate investors accomplish their real estate goals.   Ex-REO Asset Manager, I have supervised the sale of hundreds of foreclosed properties throughout the United States. Today I am also an investor,  rehabber, and flipper.

I was born in France in a real estate family. My father was an owner operator of a Century 21 agency in Paris and my mother a real estate developer.
 
After graduating from Paris law school, I  obtained my  MBA from the University of Dallas, then I moved to Los Angeles to work in a French start-up on a H1B visa.  I was Operations Manager there for six years, in the import-export industry.

In   
 2003,  I obtained my California broker license in the midst of the real estate boom and advised my clients to stay away from adjustable rate loans that I found too risky. Most of my buyers were able to keep their homes as a result.

A year before the sub-prime crisis, my husband passed away and I became a single mom with a 2-year old boy. As foreclosures began to flood the US market, I became an REO asset manager.   My job  was to manage and   liquidate hundreds of  bank owned properties.  
Today, the Los Angeles market is again at an all time high. We have surpassed the peak of 2007 and most people are priced out of the South Bay. Foreign investors have been pouring millions of cash into the real estate market, contributing to  steep  price increases. Many locals whose salaries haven’t gone up in years are either relocating to other states, or sharing a home with their parents or roommates...
 
Yet the market is still going strong due to the avalanche of paper money, the attractiveness of sunny California, and the still low interest rates.

At the end of the transaction, I will rebate part of my commission to you, through escrow.

To investors, I will bring value by informing a smart business decision, understanding the investor's mindset, and providing access to the most affordable and ethical private financing available today.
